Three months ago I quit my job and started a private practice (mental health).

I almost bought a four plex recently and the tenants and the previous owner practically demanded that rents not be increased.

I'm considering Richmond as one of my cities to find a rental in but I have no experience with the rent control practices. 

I don’t know how tall your roof is, but if you can shimmy up a ladder....I really do think you’d be covered with the advice above, but the ultimate way to be legally safe is just not go in at all and use the ladder if that’s practical.

Since this is a true side business for me and I don't want to leave my legal practice anytime soon, I'm going to focus on local properties.
