For a quick direct answer, judging from what I've read on these forums, the multifamily seems to be a "better" way to go.BUT I think Brandon Turner (and a majority of others) would say that it doesn't matter the style, and what's most important is finding a great deal.

Maybe Bill will come in with Better info, he seems more detail oriented than I am and I've never done Land Contracts, and my training was over a decade ago, but my understanding is a contract for deed and land contract is the same thing, they just call them different names in different areas(?)
