In the professional services world our rates are based on what is needed to keep the business a float and continue demand for our professions.  

Lots of great input here from everyone.Seems like many different methods are floating around out there.I hope to pull together some of the more common ones into an expanded post laying out various risk analysis methods, probably sorted by property/deal type.

For instance, if there is a cap on fees chargeable for a given task (such as you cannot charge more than $10 to produce a newsletter -an actual term from one of the Uniform Acts floating around out there), make sure that your proposal does not violate that.  

I am considering floating vinyl plank flooring that looks like wood, tile countertops & backsplash, new stainless steel appliances, fresh paint, new fixtures & outlet covers & a standard laminate countertop for the bathroom vanity.

Hey there, I am looking for some good contractors for remodels in:- Banner Elk, NC (this one we have had a really hard time)- Rockford, IL- Newport News, VA Any suggestions would be much appreciated.  

Plus, the HOA is strict on the owner-occupied ratio and if our renter leaves we are placed on a wait list and will have to float it till our name make it through that list.  

Here is my take...interest rates are low because there is still a lot of money floating around which means inflation.

They've floated the idea of financing the properties through them so I don't have to come up with a massive downpayment, etc. so I think that's the route that makes the most sense.

@Jason Lamb  couple ways to tackle this I have done it a few ways.One, create a political subdivision so you can float 1915 act bonds.. city sells bonds road gets built to city standard and the bond goes on your ad valorum tax's..
