Due to the commercial nature of Google search results, I've read conflicting info from "exam prep" companies offering to do X, Y & Z while being rather opaque with what classes need to be taken, exams passed, etc. 

I expect to purchase my first tenant occupied rental property ( out of state) before year's end so I'm looking for information on landlording. Ideally after I purchase how do you introduce yourself to tenants, collect...

I don't give a lot of credence to their Z-estimates or whatever they call them.I also use cyberhomes.com which tends to show values much lower than Zillow.
