@James Marszalek These properties are in Tacoma proper, and on Property #1 I definitely have access, and I took a good amount of pictures of the interior to show any interested buyer the current state.

I am trying to find the balance on it and manage my risk as much as possible because some of the more creative projects are a little tougher to run analysis on because there aren't any real comps for these kinds of projects, so in some ways it can be a little bit of a leap of faith.A few questions to anyone who is interested in responded:-How do you view doing deals where you are a first mover and there aren't really many comps for what you are trying to do?

Now I'm having second thoughts on how I should go about the next 2-3 years, so I'm debating 2 options:Option 1:  -Continue with the original plan, attending flight school in either Hillsboro, Oregon, Troutdale, Oregon, or Tacoma, Washington using the G.i.bill and receiving BAH around $1700-$2100.

I am currently looking for small multi-family units around the Tacoma WA area and I keep running across listings with several houses on a single parcel.

The only "proof" I have regarding the damages is what the movers might recall, and would they even be willing to get involved in someone elses situation which is really just a pain in THEIR butt and not their problem.I was very ashamed and embarrassed to have left the landlord ANY damages, and was HAPPY to pay, as I do not want landlords to think that everyone who damages their property does not feel they should be held accountable.I absolutely am accountable, and am so sorry that this even happened, but now it's like I'm being taken advantage of, and I don't know why ANYONE OR JUDGE would beleive me, that yes my daughter DID do some damages BUT NOT others, it will just look like I am trying not to pay all that I should.

Does anyone know if there are any  morning /breakfast real estate investor meetings in the Tacoma area?
