I've found it's a teeter tauter, have more cash you'll need less of the other ingredients, less to no cash you'll need alot of knowledge and hard work and a big network etc.

I recently connected with a 20yr.veteran in R.E.investing, from my R.E.I,club, who said he would J.V. with me on rehab.properties. needless to say My confidence went way up!!

I am looking to buy four or five single family homes that need less than 10k each in rehab.I need a realtor that is intimately familiar with sections of Milwaukee that have good price to rent ratios.  

Needless to say I am hooked.A lot of things peak my interest regarding REI, but I think I have eventually landed on a couple things that have my interest the most. 

Needless to say, there are some questions about how to properly structure the inner workings of the partnership.The LLC is a single member, with my wife as the sole member and myself as a manager.  

Needless to say the bank fought us every step of the way to close costing me several thousand extra in out of pocket cash along the way.

Needless to say, that's a no go LOL.  

Needless to say, it destroys the cash flow.

Well, needless to say, my "temporary" assignment has run long as I am still in Seattle but my Maryland home is still rented with great tenants.
