As a general rule of thumb, whenever an appliance such as a refrigerator, dishwasher or washing machine, that is more than 8-10yrs old, or whose design is more than 10-12 years old, breaks, and the repair estimate is >15-20% of the cost to replace {with one of our standard models}, we replace the appliance.In most cases, the energy efficiency of the newer appliance, combined with our experience that once you under take the first "major" repair on an appliance of that age, the time to the next one is measured in months, not years, makes purchasing a new appliance the better solution.

They may check that the dishwasher actually sprays some water, but that doesn't mean it will actually clean anything.

Nice appliances, especially stove, dishwasher and fridge, and my favorite oddly enough is install nice hardwood doors and make sure they shut and open like silk, you would be amazed at how many folks comment on that.

The old owners must have been rough on their brand new home, the kitchen appliances were trashed, dishwasher broken, Thermador range caked in grease (which they left-gee thanks!)

Our problems (and there were more - a roof leak in the SFR, condo dishwasher that died, bathtub leak that buckled the ceiling of the condo neighbor below, a sliding glass door that stopped sliding) lasted 6 months.
