I'll be visting for a weekend in August to conduct my own dillgence and would like to connect with realtors and contractors. 

Fortunately, I have a connection in Colorado who is a general contractor (GC), and I engaged their services for the renovation.

From what I have researched, and from what the Modular architects/manufacturers/contractors have told me, there is no difference in valuation if it is permitted and receives its CO as a permanent structure. 

If anyone is in Delaware County, Pa or Philadelphia, I’d love to network with investors, contractors, agents, and more.

Create a team of skilled agents, lenders, attorneys, and contractors, network with local communities, and evaluate transactions with resources such as Zillow and Redfin.

@Gaya Ben Simon, a quick gauge I use for contractors is their payment terms.

Secondly, depending on the rehab level I would have a contractor come and look at the property with me.
