You can certainly hint to your customers that you're expecting a 1099 by proactively giving them a W-9 with your company's name, address and EIN on it.  

Hint....when you contact these professionals please DO NOT tell them you want them to be on your power team.  

Just a hint, the good ones have too much backlog, and if their subs are good, those are too; so if you want to get the tight budget and quality, you may or may not have to sacrifice time.

Any hints as to where I should go looking for such lenders?

Hint: If the seller has already exaggerated the likely NOI - what ELSE aren't you being told?

If you submit a contract that gives them a hint you are assigning the contract they will not accept or you could lose your EM for not disclosing.
