As you stated, you have loan docs which stipulate there is no pre-payment penalty, as such, the note holder can not legally deny acceptance of payoff, no matter their reasonings.

The court will probably order them to bring the amount current in 48 hours (or whatever time frame) with a stipulation that they must vacate if they don't.The current state of eviction moratoriums are capricious and random by state, so no telling the judge's stance on that part and what will be ordered.Ownership and foreclosure/repossession is a separate matter.

Yes there are some stipulations in the Seattle landlord laws that favor the tenant but there are thousands of successful landlords including myself that navigate the laws very successfully and love the property appreciation that comes in a city that is a highly desirable place to live.

Whatever is required to satisfy a judge to enter a judgment, including stipulated agreement between parties.Once a judgment is entered, there is typically a period of time that must elapse that bars any future claims from challenging the judgment, or at least that it could be defended.This is the date title insurance company would see as their risk minimized.

If you're wanting to go the section 8 route I'd definitely advise pairing up with someone that has a lot of experience with those types of investments because there are several rules/stipulations that have to be followed in order to get paid.

Also I believe it is against fair housing laws to stipulate what type of tenants  you want (police) as that is discriminatory against those you exclude.
