It seems hotels (and perhaps offices too) will face the same challenge as the retail industry against Amazon.With Gen Z/Millenial traveling, their obvious choice is STR.

ie, Our past projects, Project X, came in at $X million, Project Y, came in at $Y million, Project Z cam in at $XYZ million. etc...The GP side must have some depth of experience even if you are new at it (???)

If it's on Z for instance, you most certainly are not the first one that's seen it.A few things to check. 

Negotiate on your interests, not your positions (eg; "it's in our mutual best interest if we agree to 'x' because I need 'y' and I want to make sure you get 'z'").

I feel you about the crappy looking ones though. although if z seller really needs to sell and you are the only one that contacted them at the moment I would imagine that they won't care.
