I ride my motorcycle down your way a lot on the numbered curvy back roads.There is an all brick 2 family in Zanesville for the same price you posted above and it doesn't look like it needs a roof and it not a lot of work - just cleaned up.

New cabinets, new carpet, granite throughout the house, new doors (not all), paint the interior, touch up trim, paint deck, pro cleaning, touch up landscaping.... they purchased it all cash half a year ago... ;)

Hey Michael, When I was still in CT I was doing all the cleaning, maintenance and lawn mowing at three properties and that took quite a bit of time.

I would pay him/her by the hour to do odd jobs like clean and landscaping. 

Consistently I was just cleaning out my basement and found my very first leases on my first duplex. 

I'm not as picky on the actual free cash flow to say it must return at least $X, but I typically get between $100-$150.I buy things stupid cheap....many folks call them "Class C" units, but we keep them clean, safe, and functional. 

I've heard it's possible, though costly, to dig up and remove all of the bad dirt, and replace it with new clean dirt.
