Aahh Windsor CT...

When you find a deal from your website when you do not even have a windsor city page. I love my SEO awesomeness!

Let's hope it will stay a homerun deal.

Ain't she purty?

As for the numbers... I am hesitating putting them down as I doubt anyone will believe me anyways.

ARV $320K

Cost of Repair...

Purchase Price...

When I am done with this one and we sell it, I will share these details.

Day 0: Someone filled in ou form and we checked out the house. When I say we.. I mean ME! damn it

Seller bought the house about 6 months ago. House is a 2007 built (If I recall correctly).

See why it is awesome to have a ranking website? Direct Mail Marketing would not have caught this one if you filter out "people that have owned the house for more than..  1 year). And when I say it is a homerun deal... this is a homerun deal!!

This was  before they moved out.

This is after they moved out. (please no insulting comments to the sellers. They are really cool folks, (so no judging please).

Yes the first thing I did was checking if that (almost) bigger than my ego TV was working! Jackpot! Thank you sellers ^_^

Day 1: Dumpster arrives

These guys are awesome. Cheapest dumpsters around, seriously cheap! Same day delivery.

With a bit of help from craigslist...

Next .. receiving painter and carpet quotes!

I love this job!

... the FIRSSSSSSSST thing I did... was put internet on. WHY??

Because internet is for ..

nevermind. Mindy will ban me!

What's your scope of work? I wanna take a guess at the repair cost. From what I'm seeing..fresh paint, granite on the counters, pain the cabinets plus new hardware, laminate flooring anddd....done?

I'd be interested to hear the back story on this too. If they bought it 6 months ago and had enough equity for a deal, they must have had a really motivating reason to dump it fast. Plus they left a nice TV???

For a 300+ house painting cabinets is not a good idea (personally). New cabinets, new carpet, granite throughout the house, new doors (not all), paint the interior, touch up trim, paint deck, pro cleaning, touch up landscaping.

... they purchased it all cash half a year ago... ;)
