run a load calculation on the house to determine size of unitbut you also need to look at the air flow going to the 3rd floor and where it's coming from If it's coming from basement 3 floors is a long way to push air going upNot going to do any good to increase size of unit and duct work won't handle itThe more bends in duct the more restrictions If you get enough air to cool it there will be way to much to heat itFlat roof doesn't give you many optionsHate to say it but window unit might be an option

A live trap would give you that option.Daves' solution is to set 12 traps around the tires of your car every time you return home.I doubt many people are going to be able to do that over an extended period of time.I am 70 YO, the traps I use are very sensitive and trying to bend down and set them under every wheel without them going off would be very tedious, time consuming and too hard on my back.Dave keeps deleting my replies to his Youtube video because he doesn't have any answers to my logical questions.

Just by asking this question in a public forum you're butting up awfully close to discrimination pursuant to The Fair Housing Act.FHA prohibits discrimination in housing based on race, color, national origin, religion, sex, familiail status, and disability.There are some exemptions, but you'll want to be certain you're on the right side of those if you're going to use them.Now, with that said, you aren't required to bend over backwards and make obscene concessions just to make the property usable.
