I ended up buying all out-of-state.In terms of your questions, I'll answer some generically more than specifically. 

Unless you want a generic answer like set aside enough funds to allow you to operate during periods of extended vacancy.

When looking through my paperwork, I found that I had never been given an actual signed copy of the management agreement but only a generic contract presumably for me to read before signing the actual contract.

So probably worth starting another one up and it'll grow- @Brendan Martin- keep me posted and I can get word out to flippers in town I know...I'd say as an investor/realtor....don't waste your time sending a generic letter...I would say I get several letters/emails literally weekly that are very similar and I don't know how to weed the non serious investors out- so I just rip em up/delete them.The only thing I take serious is a call with a specific house...And its ok to text/leave messages...."

Account Closed really nailed it.Here's another thing that is huge about BP, you can check out people's profiles and there are questions pertaining to their real estate experiences whereas in Quora you get a generic profile that is not real-estate centric.When I have real estate questions this is my go-to process flow:1) Search BP for the answer, chances are it's already posted2) Ask my real estate mentors that I know in real life that own millions in real estate3) Post about it on BP and solicit the community as there are plenty of self-made millionaires on here as wellWhy ask random people on Quora when you can ask successful people that've already done it?

It was just a simple generic lease from staples.

I recently bought a brand new business class Brother LED laser printer with print duty cycle listed as 2500/day, because my 2 year old generic Samsung laser printer overheated and died very quickly after attempting to print a large volume of letters at once....The reason i ask is because since buying the printer, i have started noticing that many of the big names on youtube have inkjet printers in the background and just feel like i'm going about it the wrong way for self printing.
