Commissions due to agents are how we make a living it is how we survive and support our family if you can't comprehend that then you should pick another hobby, career, or see it for what it is and stop beating agents up over it.

Try to pick one thing and master it.

But I can give you some general advice.There's usually public notice involved so you pick up the list from your local legal newspaper or website.

I'm sure there are lots of other investors here who would love to pick up your headache and deal with it.  

Read books on investing in real estate, listen to the podcasts, attend webinars and stay active on the forums while connecting with other investors in your area and pick a niche.

Research your options...pick the best one for you.

We avoid the states with long and expensive foreclsoures like NY and all the NE states and focus on the non judicial states with no snow, and I say typically, as we just picked up a historic property in Ohio City, and they live next door.

I do know there is a LOT of new building going on about 15 minutes from me in the 400k+ in homes, but when i drove through the areas to see if i could find a builder to maybe pick his brain for business they had multiple realtors already at the model homes and such.
