So I know there's a no pet policy but my therapist is discussing me getting an emotional support dog to help with my anxiety and depression"I do not want pets at the complex, because even her allowed dog will create issues with the other tenants who have wanted pets at the property (i.e., they will start figuring ways to get their pets in either through the same route, or by just bringing them in unauthorized).I'm interested in how others would handle the situation?

Capital improvements are definitely Non recurring expense items that should be backed out of cash flow.Only your own goals can determine whether to bump past the 2% rule.

Investor vs Retail pricing from Contractors

I can't speak for others, but I would never pay retail pricing...The benefits my contractors get from me:- They get recurring business from me, thus cutting down their marketing costs and reducing down-time- They get referrals to other investors, thus increasing their income, cutting their marketing costs and reducing their down-time- My houses are vacant, so there is less headache with rehab tasks- My scheduling is done such that contractors don't need to put down clothes on floors and don't need to do any major cleaning when they're done (we bring in cleaners at the end)- I pay consistently and immediately and contractors never have to wonder if they'll get paid- I am a great reference for my contractors when they need one for other clients.

I think some anxiety is a good thing…keeps you on your toes and thinking sharp, but at the same time you have to trust you instinct and make it happen.FHA owner occupied multifamily is a great way to start out with little cash down, and if you close early in the month you get a big check and don’t have to pay your first mortgage payment for 2 months!
