I would even be fine breaking even at the end of the day for the long term play, and personal use of the facilities.I lived in Napa ( Silverado CC) for 10 years Napa I dont think will be much easier either for permitting at least from the development deals I followed that took decades to get through the red tape..

Software would help out a lot, and there is great software out there that will not only help track all the critical information as a PM, help you remain trust account compliant, and also enable tenants to pay online by ACH or CC.

At a glance, I dont see those areas you mention hitting the kind of gross a true vacation market can yield (yes, that includes Galveston - which is doing really well for the new school Airbnb world CC: @Timothy Church) .

The area is in between a C/C+ (blue collar tenant base/SSI/disability fixed income) Current deferred maintenance is, parking lot (original, needs repaved)$30k replacement job, 2 original boilers (replacement cost $13k x 2= $26k, windows are mostly all original, all need replaced eventually ($40k) & about 50% of the roof has been replaced.

I do believe the stockyards is a D/F but the rest of Clark Fulton can be seen as a C/C- and is quickly turning as gentrification (turning) happens.I will say there are a lot worse Pm's and Agents out there!

I understand CC fees, but ACH fees are not being received very well.Why do you guys use?
