rental payment software needed

I am a property manager going into my second year. I currently manage 6 units with the goal to double that number in 2024 and so on. i am looking for a software/system that allows me to automate payments from tenants and syndicate those payments to their perspective landlords in my portfolio. It would be a bonus if that platform enabled my landlords to pay the property management fee into a designated acct each month. Is there an affordable platform for something like this? I do not own any units myself so my budget is pretty small because the funds for this software will becomig out of my property management fee. I am open to all options! including "the old fashion way" of spreadsheets, etc. Just a new property manager looking to learn from the greats that came before me! What works for you?
