I am in the same boat in Detroit tenants have not paid in 6 months, Trumps CDC eviction moratorium is still in play. my lawyer said it's just a waiting game at this point. the court here is seeing cases at a very slow rate. my tenants have reached out  to Michigan's Eviction Diversion Program but the program has not responded to me about anything. keep your head up !!

3) If after crunching the numbers they fall below the proverbial "1% rule" or the ROI isn't as strong as one would like, does location and potential long term growth and appreciation trump those factors?

A few thoughts:My understanding was that Donald Sterling did a type of 1031 when he sold the LA Clippers to Steve Ballmer for $2 billion.

People equate this state as whole, like it's not this massive state with a GDP trumps most countries.

Our lease is pretty iron clad and always have everything spelled out, but sometimes those Tenants think they know the law better and they would say the "law" will trump our lease...I always deduct according to the lease.

@Donald BatheIf you are both on the lease then technically neither one of you can break the lease.unless you had some type of morals clause in the agreement between the two of you, then neither party is forced to move and have a contract to fulfill.

@Garrett Tierney,One downside to Section 8 right now is that the Trump admin cut their funding so no rent raises are possible at this time.
