The banks/credit unions you mention are going to require a global cash flow, meaning they will look at all income and expenses.

With the exception of the vibrant strips of bars and restaurants around the college, everything felt very run down and uncomfortable.

I've lived here my whole life and have really seen this great city turn into a vibrant and thriving area that attracts people to live and/or invest here.
