<Warning-- Longish Post Ahead>I'm thrilled by the challenges and new learning that real estate investing has brought to my life.

So I bought it, and I am thrilled that I did.

I was thrilled when that house sold to an owner that occupied the property.While I recognize that my experience with Section 8 neighbors might be uncommon, it is the reason I will never allow Section 8 in my rental properties.

Many of them are using their IRAs, and if they do a couple of deals a year making that kind of return, they are thrilled.  

There is also Ford city and an area near the casino (Glengarry to Marion to Elliott St) that isn't too great.

Thus, I am not thrilled with either of these options.

I don't see any good reason why the rest of the nation should be stuck subsidizing their crappy property policy that artificially inflated prices and made the whole thing into a casino in years past.

I soon found that I was contacting Hard Money lenders to do deals in Puerto Rico and she was sending me proposals for 40 and 70 million dollar resort casino projects.

The neighbors on both sides were thrilled; it had been like that for many years. 

We stop and talk for a second and I propose a deal where he would give me a nonrefundable deposit and in turn I would give him the 90 days he needed, and the buyer was ecstatic and said thank you and he would 100% do that and his realtor would begin the paperwork.I call my realtor and she was thrilled we were able to hammer out a deal, then the next day, the realtor for the buyer ignored us all day long and then finally at 5 pm texted my realtor and said they would be cancelling the contract.Was my realtor supposed to take a deposit when the contract was signed?
