The best comp might be the quad next door which sold for $52k a year ago, but you won't know the condition it sold in (hint - it was probably in MUCH better shape than the one you are looking at).  

Most of the "gurus" I follow, hint at that buying houses on leverage and renting them off, with renters paying off the loan and thereby both paying off the loan, building equity / wealth and giving them cash flow, to also build wealth.This all sounds very convincing and logical.

Hint hint @Doug Merriott  is a local agent for where you are looking.

I find that if you ask the right questions, you can collect a wealth of information even in what they might be hinting or not saying.

Hello BP,While I am in my learning stage (listening to podcast, analyzing deals, browsing through the forums) and building capital my girlfriend has hinted that she does want to be involved down the road in real estate investing ventures.

They get the full commission, they work with you till the end, you just built a great relationship with an agent who will give you properties not listed yet (hint, hint), and it becomes an open door for you.I have a great relationship with the agent we just closed a deal with last week.

I agree that sometimes there can be something intrinsic that's not in your face that can give hints about danger, but most of those situations have to do with either picking up on non-verbal cues from individuals, or your body telling you not to let your mind override facts and probability. 

It's subtly negging you then relating with you and offering you an opportunity at a new life.
