The last tenant that was a problem with constant whining was a person that evidently came from a wealthy family and just didn't know anything about living in a house, he didn't know how to mow the lawn because he had never done it before, we replaced the dryer in the house because it wasn't working and noticed the dryer lint trap had never been cleaned, couldn't plunge a toilet, complained about a weird smell all the time, complained that one room was too cold, etc, etc,.

But even as a newbie in this market, I think you would have to agree that this market is not going to see a 50% downward plunge anytime in the foreseeable future.

Did you have a large cash cushion in case of emergency or did you just take the plunge once the numbers looked right and everything worked out?

Grandma is at home, watching the kids, perfect.Two hours later another text: "These repairman are redicolous and basically told my mother that we should continue to plunge the toilet after we use the restroom each time and they could show her how much tissue to use.

I have a tenant who informed me after moving in that her child takes medicine to help him go to the toilet however, it causes the toilet to clog everytime which then leads to the toilet having to be rodded out because the bowel is too large to be plunged.

They don't realize how fast things can get bad, where to look for leaks,  or how to turn off water (I had one who did not know how to plunge a toilet) or use a bucket.

These are skills needed in becoming an in-state investor as well unless you want to be physically there to plunge toilets yourself.  

The deals I was seeing weren't all that enticing.Direct marketing - could be the best option, but I haven't taken the plunge into this as of yetAny suggestions or opinions on where I should be focusing my efforts?

Always like to see new investors build their confidence through BP and take the plunge into their investing career shortly after.
