I wouldn't buy something this skinny in a C area unless I knew it was going to undergo some gentrification next week.No harm in offering what works, though.  

This is mostly due to the fact that the home will be vacant and undergoing construction.

That would be a big fat NO in my opinion.You are going to entrust 1 million dollars of your money without even knowing if they are qualified to help you??

For a much lower listing price than a MF, I can get a much nicer 3br space that will demand higher rent, without having to undergo any renovations.
