If you really want to learn and do your taxes yourself, H&R Block has classes they teach for about $400-$500 every fall.  

(I'm in NYC, so the market can be totally different 1 block away)Case in point, we got a property under contract in Brooklyn, NY for $550,000 putting $25,000 as our earnest money.

I'd say the average is 2-2.5%. as we all know, fha has a ton of fees so it helps the buyer and they love having one of the nicest homes on the block with only putting 3.5% down.anybody have to usuall give in to the closing cost credit?

If you can't drop the price significantly I'd watch the local papers to see if it goes up on the auction block.
