I plan to also put a separate ductless mini-split in the unit, because the downstairs stays much cooler than what the thermostat reads

Try to be a mini bank, have interest work for you not against you. 

When I fly over LAX on the mini-route I'm always amazed at how friggin' big those things are comapred to the 47s next to them!

Why do you think the mini split is. the only route?

A mini split system aka heat pump would of been under 3k installed and more reliable.
