Duh.I don't understand how anyone could be actively buying in Texas and be buying rights attached, except on rare occasion.

I guess I see my tenants as my kids.One of the properties I bought came with a 1 year home warranty, and on two occasions the tenants had to 9 days without hot water, and another time a week without a clothes dryer while repairs got approved.

But as people have said above, I've seen PMs do them on occasion, but this is by far the rarest of the bunch as they are usually not focused on this end of the transaction.

I am located in New York so I am not that familiar with the area, although I have visited Charleston and its surrounding suburbs on several occasions.  

So complex, in fact, that even the Tax Court got them wrong on more than one occasion.

Also, their on-boarding process was well executed and the staff were commendable. not so fast...On at least two occasions guests have contacted me prior to check-in after they were advised by Evolve to reach out to me.

On the first occasion, I reached out to a realtor recommended by a family member but was not able to get consistent engagement and the home that I was interested in purchasing went contingent before anyone could even get out to see it.

Recently on two occasions my PM received calls regarding issues with dishwashers. 

It is unreasonable to expect a homerun your first time at bat (but it does happen on occasion - usually with a fair amount of luck). 

The seller on a few occasions mentioned they paid a million.
