Wealthy people have an abundance mentality.

The point here is that in markets with an abundance of working class rental property, there will always be good comps and bad comps. 

This is one of the best groups you can associate with and you can save an abundance of time by reviewing some of the free aspects. 

Therefor those places were exposed to speculators and rouge lending practice that drove the prices higher then they should be and consequently to where they are now.On the other hand, many cities in Texas, although experienced healthy economic growth, did not see inflation and implosion in RE prices mainly because of abundance of land.

Don't get discouraged by an over abundance of information, just get informed locally and/or locally to the notes area.

I have found this site and forums to be abundantly helpful when I first started and still now years later.

For what it's worth, there has been a notable expansion of the city the last 2-years and an abundance of youth downtown...Check out Roca restaurant on a weekend and you'll see...El Bait Shop is great...definitely my favorite beer bar of all time...the expansion is heading north through Ankeny and on to Ames...anyway, best of luck.
