Since they are new maybe they didn't notice a few items on the walk through and if these are maintenance or repair issues that is legitimate.If they start saying the fridge and stove are old and all of this other kind of stuff you need to stop them in their tracks right away.

However, in those instances we do inspect and keep a watch to make sure food is not rotting in a fridge, pipes are not freezing, candles are not being used as a light source, etc.

OTOH it may be possible to just relocate the fridge receptacle without a big hassle.So, simply having permits in play will require a certain timeline and interfere with your ability to do the work quickly.

Repairmen assess that that water from the fridge has damaged all of the hardwood under the fridge to the tune of $1400 or so.In this situation, I would assume it is pretty straight forward that their negligence in getting the repair guy in or properly defrosting the freezer to minimize water damage is the cause and that I could take that out of the security deposit.

I would print this out and give it to the tenant: https://www.countryliving.com/uk/homes-interiors/interiors/news/a1511/how-get-rid-of-moths/I've never known anyone who had a moth issue in their house so I did some research and I would tell the renters to keep their food in plastic containers/the fridge and make certain there isn't any open food/crumbs in the pantry.

I just got the maintenance and repair bills back from my property manager (who I hired approximately 8 months ago because I’m out of town) and the turnover costs were approximately $8k ($3k patch & paint, $900 for a new fridge because lots of interior parts were broken, $900 for deep cleans, door repair, labor, etc).
