As a newbie I'm not sure I would recommend you submit offers with no contingencies but it's up to your comfort and risk tolerance.Saying that, from start to finish, a flip project (depending on the scope of work and area it's located in) typically takes 6 months to cash out. Let's

However, like a previous investor mentioned, check with the manufacturer's recommendation in the event (I doubt it) says minimum clearance is less than 36" then you'll feel a little more comfortable.IF you have to move it, and your dealing with Code Enforcement, they might gig you on not having the disconnect or weather resistant GFCI outlet within a certain number of feet from the unit.

I always get it staged however and would never show a house that wasn't 99%.As an example right now my current house is listed with the following not 100%:Aluminum trim at gable ends and rear.Fireplace mantle trim and paint.Threshold at front door needs paint.Final laundry hookup tie ins (outlet and plastic trim around it).Touch up paint inside one closet.Basement floor paint.None of these items have been deal breakers, but of course I have multiple other projects going on, and just haven't nailed down finishing some of these.
