Arkansas Contract Question
Hi Team,
Im in the process of signing a contract for property in the Little Rock area, the contract is the standard 2017 Arkansas Realtors Association.
I would much appreciate feedback on the following:
# 5 Closing Cost: when its saying Buyer and Seller to pay their own closing cost. is that referring to the Seller paying for discharge of sellers mortgage and paying for the Owners/ Seller Title Insurance?
#10 Title Requirements: B. what do you get with "Enhanced Title insurance Cover", Extra cover for what?
#11. Survey, now thats the reason I actually thought to post the questions here.
Seller stated B. No Survey shell be provided.
How necessary and important is that? possible cost?

"Enhanced title insurance" sounds like a local thing....likely just a guarantee going further back in time, or for unrecorded pending liens. Title insurance has Nothing to do with structure insurance, for any reason, purely just against any title claims/issues.
