depending on how they react, I might say, well think about it and give me a call (handing them my card) but I'm a buyer and I will be finding something else.I really never liked "canned" pitches, but I have found myself saying that.If I hear a canned spiel of any kind, I'm not interested, usually.

The town took its hit in the 80s and shows good signs of coming back/being stable...better restaurants than most, returning native sons/daughters, arts, etc and its starting to see significant investments from Brooklyn and Boston investors.
