Inherited tenants means inspection at first, then telling them you will be back to;change filters, paint the bathroom ceiling with a clear moisture barriers (spray can 2 minute job), replace sprayer thingy on the tip of the kitchen faucet, lube door hinges.....get the idea?

But this year alone, we've had two of the sprinkler heads pop and water was spraying everywhere.

The pray and spray offers we get are 99.999999% a waste of time.

I'm thinking of having my guy treat the exterior w/ trap and spray as a goodwill. 

@Carson KesnerGoogle a product called "fiberlock recon"...its a type of paint...no cleaning or prep required....one coat and your done, must be sprayed on...works fantastic!!!!

She reached out to the sellers realtor and they sent back a HVAC service receipt that says in October 2021, they found a leak that was fixed, evaporative coil leak that was sprayed on with some "fix-it", tape around some pvc leak and rerouting drains to the flowerbeds outside.

You will also have ongoing maintenance: weed spraying, grading the gravel parking lot (or a set aside for future repaving the parking lots), lawn mowing, snow plowing, door maintenance.  

I spray the perimeter for bugs in early summer and take care to spray all around the ac condenser because I have had the ac guy out more than once when fire ants blew a contact of some sort.

By the way that is 6 inches more than how high a cat can spray urine. 

This black and white paint scheme.Black roof and upper rim and ghost white everything else.I seen this in Austin in a rather heavy "Spray Paint" area, and these paint schemes really pop out.Does anyone know what this paint scheme means (if anything)?
