The problem is I have the ads ready regarding an event I want to post and I find out the Craigslist is charging for posting stuff up now.I am very irritated about this because Craigslist started doing this back in April.

they were only in them 65 to 75% its was the 1% rule  and I have learned that 25% equity is just phantom equity its not real you will never get it. they cash flowed 100 to 200 a month just like today.. it was tough tenant base.. and the fact that out of state investors fail when they are rookies and have no idea how tough this can be.. its better now a days because in those days those that failed did not have as much skin in the game to protect.. so they only lost their ficos.. now if investors fail they generally lose their ficos and their cash.

Being a capital raiser for other's deals is completely legitimate in my book (I do it), but "Shady" doesn't even describe some of the people saying they own X amount of units without ever putting skin in the game (money) or signing on a loan.
