I would also get the largest fridge that fits the opening and avoid bottom of the line dishwashers, because they are loud and don't get dishes clean.

Nobody cares if their fridge has a dent on the side.

Also misc expenses such as fixing ice maker in fridge, buying new microwave, etc were needed.

My last property, "as is" included the range and fridge.

We don't supply fridges, washers or dryers.

So in other words, once our fridge was full we won!
