One guys landlord actually told me he hadn't paid rent in a while...yet the guys co applicants were like oh he has a corporate job, I know me and the other two are unemployed but he has a corporate job...yeah, one that he can't provide an offer letter or pay stub for and he claims he started a week ago...Stay alert out there folks....You should literally check EVERYTHING twice like you're looking for a reason to deny them.

I know the reason for the comment is they applied to try to get a preapproval to buy a house and got denied because of the outstanding judgement with me.

I know I am certainly less willing to pay top dollar for deals now but others seem to be denying the glaring warnings of future macro impacts such as the unemployment rates or bankruptcy filings.

I’m looking to be an out of state investor but a local lender of that town just told me that they don’t lend to out of state investors. Is this common? I want to know before I start calling my list of other lenders.

In my experience the best thing to do is contact the underwriter the agent is purportedly representing, they will be able to confirm or deny the agent's standing and make sure you are dealing with the actual agent.

If you deny the applicants, send a denial letter without violating Fair Housing Laws and do not deny based on the protected classes EVER.
