If you are so adverse to taking any risk, landlording might not be for you.

While this may save them Marketing costs to acquire new borrowers, I worry about the concept of "adverse-selection."  

If any of the partners that personally guarantees the note files for personal bankruptcy that could technically be a "materially adverse change" in a guarantor's financial status and trip a covenant violation.

Banks are some of the most risk adverse lenders out there compared to other sources of capital.

If you truly enjoy real estate and are a people person and can handle high stress and adversity being told no a lot to get to a yes then it might be for you.I am on the commercial real estate side going on my 13th year and love everyday getting up to see what's next.

The primary issue with this method is that it eats into your monthly income and the amount that you can sock away will be adversely impacted by vacancy. 

Can anyone PROMISE that an area will have a favorable/adverse cap rate change?

My vote is yes get but I am also more risk adverse until I can get them in to their own LLC.
