While the phrase :You get what you pay for" does still apply when it comes to architecture, it is definitely more skewed as the Architect's scope can very greatly.I expect that as an investor you are likely looking for drawings detailed enough to obtain a building permit as well as get accurate bids from GC's.

Consider trying to wholesale it.As for price negotiation, don't phrase the roof issue like an ultimatum.  

The confusion seems to be coming from the way you phrased it as "assigning it" to your holding entity.

Rates will be about 2-3% higher though as these are non-bank lenders (I guess the preferred phrase is private lender). 

I'm not a lawyer, but it seems as though that would be an uphill battle for the attorney trying to claim rights over the phrase ugly houses.

If I do this, my intention is that things are smooth and drama free for both sides - but of course I need to know that if something goes sideways my "First Position" isn't just a security blanket phrase...but rather, something enforceable and real.

They eat fiduciary duty for breakfast and their bm's are all about disclosures (to clean up a phrase).
