there are thousands of 4 plexs in PHX many went through foreclosure about 5 to 6 years ago and were trading for less than 100k per 4 plex with rents at 2400 gross.these are probably bounced back to about 150 to 200k... they peaked in 07 at 350k FYII knew many bay area folks who bought them at 350.. .there was a RE agent in PHX Linda Gercheck who brought her RE broker team to the bay area and did fly buy program and as stated she killed it in 05 to 07..

@Cameron PriceOne typically does not just "setup" their own Solo 401k plan.There are firms that specialize in these plans with a focus on the plan being self directed as opposed to a Solo 401k offered by a brokerage firm that will be limited to publicly traded assets.

Probably the affidavit route is the best way to go, although you'll have to pay a non-trivial amount to get contractors to sign off on work that they didn't do ($500+ per trade in my experience).Re: the violations--I know at least a few people in the city that you would need to speak to.
