Do any of you guys see a role for any local real estate groups/gatherings of investors or do you think its best to stay with national web based platforms?

Managing properties is such a spider web of liability and lawsuit world unfortunately I think most would not allow.

So I was browsing the web today and found what seems to be an unrealistically good deal:A New Development (supposed to be done in 2020)30+ units (mix of studio, 1/1, and 2/2)Renting between $975 - $1200 per month (about $34,000 per month for all units)The list price is around $900,000Certainly I must be missing something?

If your agent is not licensed with them you may be able to find local agents on their web site.

Contact your PA lawyer and have him contact a NV attny, they actually have a networking web site for that.

I been searching the web looking at duplex’s and came across one for 50k.

The parts that really require face-to-face interaction are:Technology-challenged clients.When *I* need to verify identity or competency of parties I'm dealing with.Certain parts of litigation.If a client simply must see my face.Most drafting and doc review, I do this remotely through email, scanning, shared folders and docs on my practice management system, telephone, and web-meetings.Texas is larger than most European countries. 

You can go along way on the materials cost estimation by going onto Lowe's or Home Depot's web page and shopping it out.Actually executing on the repairs can be very dynamic because of unit turnover, I recommend putting as much as possible into your operating so you can be flexible with expenses.  

this problem occurs on every web forumGenerally any threads with 15+ comments I skip completely because that's as much as I'm willing to read through and commenting without reading the full transcript creates low quality posts.
