Under Contract for 18 Weeks:Pros-Delaying the date we have to cough up the money would really help, as my partner has most of the cash we typically use to buy flips tied up in a rental home that he will re-fi here in the next month or so, making it so we don't need to try to come up with any creative financing work around for this deal but can just pay cash.Cons-Waiting so long to get the house could mean missing the good part of the selling season and we could get substantially less for it, so committing to it and having to wait for so long seems sort of risky / foolish??

The deal would be a 84-month balloon, 10% down, 6% interest on a 30yr amortization schedule...not bad...and I would need to leverage about $18,000 total to get closed, cleaned up, organized, and ready to start collecting cash...Here is why I am passing on this deal: Looking at the future provides a grim outlook...so, there is little appreciation in this neck of the woods...meaning 3% per year would be generous...and my exit is a re-fi to settle the principal balance on the note...but, at 70%LTV and a favorable appraisal leaves me significantly short to settle the debt...I simply can't do this deal because I would be unable to perform on the balloon and either have to come out of pocket, or...foreclose...What would you do?

No one can even create an AVM that is half way decent, and that product would be worth tens of millions.I love sci fi, Azimov and Herbert and the rest, but I don't see it in our lifetimes.

@Victor So if you're looking into consolidating your students loans, I would look into Discovery or like the others have suggested, So-Fi.
