Investor friendly bank who can give financial advice in the area?

Would anyone have a contact I can use to get some guidance on my personal finances? I'm stuck between doing a cash out refinance and paying off some debt, which will lower my DTI significantly and improve my credit score even more, or using that cash to possibly secure my first investment property. I have a good to great credit score, but my DTI could be better. I'm speculating, of course, ergo my main question.

Any help would be great! Thanks!
