@David Lisi - I agree - that area is going to be even more of a destination without all the Peninsula drive through traffic! 

Yeah man, there are plenty of paths to the same destination.

Hey BP,I'm under contract for a property down in Miramar Beach and wanted to reach out to others who currently own properties in the area or are in a similar situation.I'll mostly be managing from afar and already have quite a few leads for the following, but I wanted to see if I could generated some referrals for the below providers in the Destin or Miramar Beach area.

The prices are more reasonable and counties there cater to destination tourism.

As a "destination area", we were not required to put down 20% and may not have now that we know more...but, it seemed like the right thing to do at the time.

Since it's not an individual pool we can't turn it off and on for each guest when needed, it would be on all winter.I'd love some feedback from anyone here that's had an STR in the panhandle / Destin area or nearby where it tends to get quite cool over the winter and added a heated pool option. 

Is it the next destination for bay area people to buy since Tracy and Mountain house prices has gone up now.TIA

Are you looking to do family friendly vacationing (that is what I do) or do you want to offer more hip/cool destination near fun stuff like concerts, nightlife etc?

I would suggest specifically checking out Panama City Beach, Destin, Miramar Beach, Fort Walton, and Navarre (up and coming).
