For rates, look at what other local competitors are charging.

If an agent/investor says there are to many competitors they are only making excuses to explain why they are not succeeding. 

In addition, I always prefer to do business with, at minimum, an A+ BBB rating.As a direct lender, I know of APMG as they are considered a "competitor" of ours but have never done business with them so I cannot comment on their loans.  

At least when I've made and used them, they were never intended to be seen as alternatives to or competitors with the big guys; they were merely a tool to help my listings stand out among the huge sea of properties these giants have us all swimming in.
