What kind of numbers do you use for deal analysis that are not easily attainable, public data? 

I think you will find a wealth of information available to you here  at BP - and you can certainly use it attain success - but Bigger Pockets , in and of itself - is not going to take you where you need to be anymore than a drivers licence can get you across town.

Looking forward to using my extensive knowledge of the DC Maryland area to attain my goal of owning a multifamily property .  

I'm not confident that San Diego is the market for me, given limited capital and the cost of ownership versus attainable rent in this area.

I have taken the necessary courses to attain my real estate licence, and I plan to start investing in Multi-Family homes within the next 1.5 years. 

Even people who didn't win my business this year can attain it at a future date.

Of course I need to make sure the numbers work with the property, but I am interested to make sure I can attain the financing that I want/need.I am wanting to probably go FHA financing for my first deal (owner-occupied multi-family for the first year I believe?).
