I had a duplex with one 3/2 and one 3/1 and there was a big demand from families in the area, I rented to two families with small children.You will also get young adults who apply and plan to share the house with roomates.

They are adults and breaking up has nothing to do with the agreement.  

Some kids learned to drive by watching their friends, other adults, watching Dad fix the car on the weekends, took the drivers' ed course in high school and then got the guts to sneak the keys one night and take a joy ride for that first drive and brought the car back in pristine order.

For me it was playing on adult rec. league sports teams.Its a good way to bond and networking just follows after the games.That's why Real estate is so great.
