If that is true (I've seen a number of blog posts referring to that, but I haven't verified it) then wouldn't it make sense to go FHA, HomePossible, FHA, HomePossible?

I've been getting interested in the Indy market so I've just been browsing Zillow and bouncing off listing prices to the C rated neighorhoods in a recent blog post I saw.

Through friends that have invested, bigger pockets, reading, and blogs I have learned that there are many different ways to finance deals. 

I just read a blog post about offering in a Freddie Mac REO, and it said asset manager wouldn’t consider an offer less than 12% off.
