Now, in light of those terms, if anyone has a deal in my area, I'll consider assisting as a pair of boots, but I'm not advising beyond the comments I might offer (I'm sure I'd offer some).I suppose if it's my idea to network and assist I should be willing to lead by example.....right?

I worked on a pair of transactions some time ago wherein they 1031'd a pair of Piedmont SFRs (the buyers in 1 of the 2 cases were their own tenants who decided to be honest on their tax returns for a couple years, after having rented for quite a while) into some big giant office building in the midwest (I didn't work on that transaction, so don't ask me all the details).

But the reality is you're taking a dumpy area and house in Cleveland and then comparing it to a nicer area and home in Detroit to make it look comparable.I'm sure this will ruffle even more feathers but it's the truth. lol, takes a mighty big pair of stones to base your argument off of data provided by Zillow.Yes, James, it seems folks like to hyper focus on the fact I quoted Zillow data as if that destroys the underlying point.The reality is the price-to-rent ratio in Detroit is far more favorable than it is in Cleveland.
