Software-wise, you can combine accounting software like Quickbooks and Some tenant management software but you as you say Appfolio is manual entry but some modern software you won't have to.The important point is that you should find the right fit for your needs.

Came across this in "Lessons of History" that couldn't ring more true: "Perhaps it is one secret of their (the wealthy) power that, having studied the fluctuations of prices, they know that history is inflationary, and that money is the last thing a wise man will hoard"Put that capital to work!

@Adam CraigHI Adam,You like red, a  dark red might work, but  maybe for the trim instead of the door, with sand color for the main part, and an earth color for the doors (front and back) to make them look "inviting".Whatever colors you choose, it's always wise to have the painters try them on a small part of the front so you can see them before you commit to buying several gallons.Sherwin Williams codes:Good Luck!

I'm maxed out DTI wise, so buying another property the traditional way (via a bank) will no longer be an option until my tax return reflects my income.
